Skokie's property maintenance code requires that building exteriors be maintained in good repair, weathertight, and free of decay. Specific standards include intact siding and painted surfaces (no significant peeling, cracking, or flaking paint), weathertight roofs and gutters, intact and operable windows and doors, and properly maintained fences, walkways, and driveways. Yards must be kept free of accumulated refuse, debris, junk, discarded appliances, and overgrown vegetation. Grass and weeds over 8 inches in most cases trigger a violation (see landscaping rules). Inoperable, unlicensed, or wrecked vehicles may not be stored in public view on residential property; enclosed storage in a garage is permissible. Chronic nuisance properties with repeated violations, particularly those associated with criminal activity or fire hazards, may be subject to additional enforcement under Skokie's nuisance abatement ordinances. The Village's Code Enforcement Division conducts proactive inspections of residential neighborhoods and responds to complaints. Violation notices typically give 14 to 30 days to correct before escalating to administrative adjudication at Village Hall.
Property maintenance violations typically carry fines from $75 to $750 per day depending on severity and whether the violation is first-time or repeated. Administrative adjudication hearings are held at Village Hall.
