Clifton, NJ Short-Term Rentals: Insurance Requirements (2026)

Section 378A-4E requires the owner to attach three items to the permit application at the time of submission: proof of current ownership of the short-term rental unit, proof of general liability insurance in a minimum amount of $500,000, and written certifications from the short-term rental property agent and the responsible party that each agrees to perform the duties assigned to them elsewhere in the chapter. These attachments are submitted alongside, not after, the sworn application described in § 378A-4A, and the Department of Engineering reviews them as part of the same compliance check that also covers the fire-safety and property-maintenance inspection under § 378A-4B and the Zoning Compliance Certificate under § 378A-4C.

Because the insurance proof is a condition attached to the application itself, an owner who cannot produce a current $500,000 policy cannot obtain or renew the permit; renewal under § 378A-3F requires the full application package again each year, which by cross-reference to § 378A-4 includes refreshed proof of insurance. The $500,000 minimum applies specifically to the short-term rental permit; it is separate from, and does not substitute for, the outdoor cafe insurance schedule in Chapter 377 or any homeowner's policy the owner may otherwise carry.
