Once licensed, an operator may rent year-round subject to the maximum-occupancy rule of two persons per bedroom (Sec. 119.34 and the city inspection checklist), the noise-monitoring requirement, and generally applicable nuisance, parking, and trash provisions. Operators in HOA, condominium, or cooperative communities may also face private deed restrictions or association rules limiting rental frequency or minimum stays; those are private contract matters, not city or state law.
