South Fulton STR applications must state the number and location of off-street parking spaces (Sec. 12-3005), and the permit posted inside the unit must list the maximum number of vehicles allowed (Sec. 12-3008). Units with four or more bedrooms must submit a parking plan with a diagram or photo. Guests must use only designated parking.
Parking is regulated through the permit rather than a single code-wide ratio. Under Sec. 12-3005(a)(5), every STR application must state 'the number and location of parking spaces allotted to the premises.' The city's application form requires the operator to list the number of off-street parking spaces and their location, and it adds that 'four (4) or more bedrooms require a parking plan' with a diagram or photo of the available parking. Section 12-3008 then requires the permit posted inside the unit to display 'the maximum number of vehicles that may be parked at the unit,' so the limit is established per property. The required exemplar rental agreement (Sec. 12-3005) instructs guests that they 'must not exceed the maximum parking allotted to each property' and 'must park only in designated parking places,' and warns about street-sweeping zones and meters. Improper parking is also tied to the city's nuisance-party provisions: Sec. 12-3010 lists 'the standing or parking of vehicles in a manner that obstructs the free flow of traffic upon public sidewalks, streets, or public rights of way' among the conduct that can make a gathering an unlawful nuisance party. Together these provisions push STR parking off the street and onto the permitted, designated spaces for the unit.
Exceeding the permitted vehicle count, failing to provide the required parking plan for a 4+ bedroom unit, or guest parking that obstructs streets or sidewalks violates the rental agreement and Chapter 3, and can contribute to a nuisance-party citation under Sec. 12-3010 and the fines in Sec. 12-3009.
