South Fulton's Zoning Ordinance (Article 6, Sec. 608) requires off-street loading spaces for many commercial and industrial uses, scaled to building size. A loading space must measure at least 12 by 35 feet with 14 feet of vertical clearance, and maneuvering space may not use required parking or any public right-of-way.
Off-street loading in South Fulton is governed by the city Zoning Ordinance (Appendix C, Article 6, Parking and Loading), Sec. 608. Sec. 608.01 sets the number of required loading spaces by use and gross floor area: for example, a single retail establishment needs none up to 19,999 sq. ft., one space from 20,000 to 49,999 sq. ft., two from 50,000 to 250,000 sq. ft., and three over 250,000 sq. ft.; manufacturing, warehousing, and wholesaling uses require at least one loading space starting under 15,000 sq. ft. and more as size increases. Sec. 608.02 sets design standards: a loading space shall measure no less than 12 feet by 35 feet with 14 feet of vertical clearance, and for any use required to furnish three or more loading spaces, at least one in every three shall measure no less than 12 feet by 55 feet; maneuvering space shall not include required parking spaces or any portion of a public right-of-way. Sec. 608.03 limits location: loading spaces must be placed only where off-street parking is allowed, and where loading/maneuvering areas abut a residential use, a 50-foot landscaped strip must be established behind which the berths and maneuvering space are located.
Failing to provide required off-street loading spaces, undersizing them, or using a public right-of-way or required parking for loading maneuvers violates Sec. 608. These are zoning/site-plan violations addressed during permitting and by Code Enforcement; on-street loading that obstructs traffic may also violate Title 8 hazard provisions.
