South Fulton tightly regulates commercial-vehicle parking through its own Zoning Ordinance (Appendix C). Sec. 607 provides that, except for trucks used in farming the property or in conjunction with an allowed use, commercial trucks and heavy vehicles, including medium- and heavy-duty trucks, semi-trucks, tractor-trailers, flatbed trucks, tow trucks, box trucks, delivery trucks and vans, and trailers exceeding 4 tons empty weight, shall not be stored or parked in any agricultural or residential zoning district unless engaged in moving household goods or making deliveries. Sec. 607 also requires businesses that store fleet vehicles overnight to provide adequate on-site parking so no parking occurs in a public right-of-way. For commercial truck parking as a business use, the city adopted Ord. 2024 (TA24-002), adding Sec. 302.48: a 'commercial truck parking lot' (a surface lot for motor trucks with five or more axles, for profit) is allowed only in certain non-residential districts (C-2 and M-2 per the use table) and must be at least five acres, paved and lined, screened by a 10-foot opaque metal fence, set back 25 feet from the street right-of-way, and located at least 750 feet from any residentially zoned parcel.
Parking a semi, tractor-trailer, or heavy truck (or a trailer over 4 tons empty) overnight at a home or in a residential/AG district violates Sec. 607 (unless actively delivering or moving household goods). Operating a commercial truck parking lot without meeting Sec. 302.48 standards is a zoning violation enforced by Code Enforcement with citations to municipal court.
