Pima County imposes transient lodging tax obligations. The Town enforces existing building, fire, safety, and nuisance codes at STR properties the same as any residential property. Properties must meet all applicable building codes and fire safety requirements of the Golder Ranch Fire District. HOAs in Oro Valley, including Rancho Vistoso and SaddleBrooke, may restrict or prohibit short-term rentals through their CC&Rs, which are private contractual restrictions not preempted by ARS 9-500.39.
