Dallas Code Chapter 51A-7 limits the total area of permanent window signs to 25% of the window glass area on commercial frontages. Temporary banners, painted text, and interior LED signs visible from the street all count toward the cap.
Under Chapter 51A-7 of the Dallas Development Code, attached signs include any window sign whether painted, etched, applied as decals, or hung as a banner inside a storefront. Permanent window signs may not exceed 25% of the glass area of any individual window pane on commercial, retail, mixed-use, or office frontages. Temporary window signs (sale banners, going-out-of-business notices, and similar copy) may add coverage for limited periods specified by the Building Official, typically 30 days, after which they must be removed. Interior electronic message centers oriented to be read from outside the building count as window signs and must comply with the 25% cap as well as Chapter 51A-7 brightness limits.
Exceeding 25% glass coverage or leaving temporary banners up beyond the permitted window is a Class C misdemeanor under 51A-7 with fines up to $500 per day. Repeat violators may have their certificate of occupancy reviewed by Code Compliance.
