East Orange, NJ Sign Regulations: Window Signs (2026)

Article XXV, Signs, of the East Orange Zoning Code regulates window signs in two linked sections. Section 51-169.D covers a commercial establishment on the second floor of a two-story building: it may have one window sign, that sign may be no more than 20% of the total window area, and temporary window signs are not permitted at all for that use. Section 51-170.D then sets the citywide baseline for window signs generally, permitted in the City of East Orange in every zone where commercial establishments are allowed.

Its general provisions cap window signage at no larger than 25% of the total area of the glass panel it's applied to, repeat that same 25% cap for second-floor commercial, office or institutional tenants in a two-story building, and flatly bar window signs above the second level of any structure. The section also folds related storefront items into the same math: merchandise or objects sitting within three feet of the window that aren't part of a legitimate commercial display count toward the window sign area, door signs are separately capped at 25% of the door's glass area, neon signs cannot exceed two square feet, letters on window signs (including neon and door signs) cannot exceed eight inches tall, and window signs generally cannot be illuminated except for permitted neon or video display signs.

Video display signs get their own limit of two square feet, must sit behind and face ground-floor windows, and cannot flash, animate or emit sound. Because Article XXV carries no sign-specific fine, violations of these window-sign limits default to the Code's general penalty at § 1-15.
