Gilbert, AZ Sign Regulations: Window Signs (2026)

I of the Gilbert Land Development Code sets the standard for Window Signs: defined in the Code's Terms section as a sign applied or attached to a window, or displayed within six feet of the interior of a first-floor window, so as to attract the attention of people outside the building; merchandise displayed in a window doesn't count as a sign. Window signs are not permitted on single-family residential property or on non-residential uses located in a residential zoning district, but they are permitted on multi-family, commercial, Heritage Village Center/Gateway Business Center, office, employment, public facility/institutional, and MU/S, MU/L and MU/R mixed-use properties.

Where allowed, the maximum sign area is less than 25 percent of the window area, illumination is optional but limited to internal lighting, and no sign permit is required. 9 separately states that a window sign displayed as a temporary sign 'shall not cover more than 25% of the first-floor window area,' so the limit applies whether the window sign is permanent or temporary. B, but that exemption specifically excludes window signs, meaning a business can't use the interior-sign exemption to avoid the 25 percent cap.
