Lower Merion, PA Sign Regulations: Window Signs (2026)

The Zoning Code's sign type table, Table 9.2, item I, defines a window sign as one applied, painted, or affixed to a window, or placed inside a window within three feet of the glass, facing outward and easily seen from outside. The table sets no height, number or copy-height limit for window signs, but it caps sign area at 10% of the window. Three operative rules follow: window signs cannot obscure the interior view of the space behind the glass; window signs cannot be lit at all except as specifically allowed; and the only lit exception is neon signs, which are limited to one per window opening, capped at 10% coverage of the window, with no flashing permitted.

Permitted window sign types are letters painted directly on the glass, non-illuminated hanging signs behind the glass, and vinyl applique letters or graphics with no visible background. Elsewhere in the sign article, § 155-9.8.A(13) separately allows permanent storefront window graphics carrying a tenant's mark or hours of operation, subject to the same rule that the graphic cannot obscure the interior view and cannot exceed 10% of the available window space, confirming the 10% ceiling applies to both temporary and permanent window signage. Vinyl applied copy is otherwise prohibited under § 155-9.3.G(6) except for window signs and manual changeable copy signs.
