Berwyn, IL Accessory Structures: Shed & Carport Rules (2026)

Berwyn covers sheds in § 1244.04 of the Zoning Code, in the group "Gazebo, Greenhouse, or Shed." Table 1244.04-A marks that structure with a B in all ten columns, C-1 through C-4, I, P and R-1 through R-4. A B means permitted with building permit, and the Code says that permit is issued under Chapter 1443 (Permits and Certificates of Occupancy) and that the structure has to meet the standards in the section. By contrast, a P structure such as a rainwater cistern or recreational equipment needs no building permit.

The shed standards are in § 1244.04(C)(8). Gazebos, greenhouses and sheds are allowed in the rear yard only, so a shed cannot go in a front, corner side or interior side yard even though the general accessory rule in (A)(2) lists those yards. The maximum height of a gazebo, greenhouse or shed is 12 feet. The general default for other accessory structures in (A)(3) is ten feet, and the Code applies its general standards unless otherwise established, so the shed figure printed in (C)(8) is the 12 feet to plan around.

The general provisions in § 1244.04(A) add two more rules. Accessory structures have to sit a minimum of three feet from any rear lot line and three feet from any interior side lot line. No accessory structure can be constructed before the principal building it serves, which rules out putting a shed on a vacant lot. Section 1244.04(C)(8) prints no floor-area cap for sheds, unlike detached garages, which are limited to 528 square feet on lots under 40 feet wide and 768 square feet on lots 40 feet or wider. A gazebo, but not a shed, must be at least 25% open on each side.
