Las Vegas, NV Accessory Structures: Shed & Carport Rules (2026)

Under Las Vegas building codes, detached storage sheds and accessory structures over 200 square feet require a building permit with plans. Sheds 200 square feet or smaller used only for storage may be exempt from a building permit, but they still must comply with zoning setback requirements and cannot be placed in front yards. Any shed with electrical wiring requires a separate electrical permit regardless of size. Sheds must observe minimum setbacks from property lines, typically 5 feet from rear and side property lines in residential zones.

The city follows the 2024 International Building Code (IBC) with Southern Nevada amendments, effective January 5, 2026. Metal storage buildings, prefabricated sheds, and custom-built structures are all subject to the same rules. In Las Vegas's extreme heat and wind conditions, structures must be properly anchored. Building permit applications are submitted through the city's Online Building Permits system. HOA-governed communities in Las Vegas (which are the vast majority) have additional restrictions on shed size, materials, color, and placement that often exceed city requirements.
