West Valley City, UT Building Safety: Building Permits (2026)

Section 7-6-204(4) sets West Valley City's standard for attached patio covers that would otherwise violate the Rear Yard setback. A patio cover over a deck no more than 30 inches above finished grade may come within 5 feet of the rear property line, but it cannot encroach on a recorded easement, must stay 20 feet from any street on a corner or double-frontage lot (unless a Sound Wall intervenes), can enclose no more than 3 feet above the finished floor, cannot be converted into living space or vehicle storage, and, combined with any accessory buildings, cannot cover more than 25 percent of the Rear Yard.
