Minor Amenities include: Tot Lot/Playground, Outdoor sport court, Outdoor fire pit/fireplace, Hot tub, Walking/exercise trail, Building lobby, Package locker system, Indoor bicycle storage, Electric vehicle charging stations, Outdoor covered pavilion with table and grill.

Section 7-11-412 requires every multi-unit residential development with Dwelling Units stacked on top of each other to include a set number of on-site amenities, tiered by project size: at least one Amenity for developments under 50 Dwelling Units, at least two (one from the Major Amenities list) for 50 to 75 units, at least three (one Major) for 76 to 99 units, and at least five amenities, three of them Major, for developments of 100 units or more. The code splits amenities into two tiers.
Major Amenities include outdoor and indoor swimming pools, courtyards, a clubhouse or community room, indoor sport courts, rooftop patios, fitness rooms, and a business center. Minor Amenities include a tot lot or playground, outdoor sport court, fire pit, hot tub, walking trail, building lobby, package locker system, indoor bicycle storage, an outdoor covered pavilion, and, explicitly named in the table, Electric vehicle charging stations. Because EV charging sits on the Minor list, a developer can satisfy part of its amenity count by installing chargers, but it is one option among ten, not a stand-alone requirement, and a large development still needs at least three Major Amenities regardless of how many Minor ones, including EV charging, it adds.
A separate, shorter amenity table in subsection (2) applies to side-by-side attached units such as townhomes and does not list EV charging as an option there.
Violations & Fines
A development that falls short of its required amenity count, including one that relies on EV charging alone without enough Major Amenities, cannot clear Design and Development Plan Review under Chapter 7-11, which the Community and Economic Development Department enforces as part of Title 7 under Section 7-1-113. A denied or conditioned plan may be appealed in writing within 10 days to the Board of Adjustment under Section 7-1-114.
