Fire sprinkler systems in Westchester County must comply with the New York Uniform Fire Prevention and Building Code adopting NFPA 13 and 13R, enforced by local fire marshals and building officials.
The NY Uniform Code in 19 NYCRR mandates fire sprinklers in new commercial, mixed-use, and most multifamily residential construction over three stories. NFPA 13 covers commercial systems and NFPA 13R applies to low-rise residential. Westchester fire marshals inspect installations during construction and annually thereafter. Single-family homes are not generally required to install sprinklers but are encouraged. Existing buildings undergoing major renovation may trigger sprinkler retrofits. Annual inspections, testing, and maintenance under NFPA 25 are required. Tampering with sprinklers or impairing fire-protection systems is a fire code violation.
Failure to maintain or impairment of fire sprinklers can result in fire marshal fines from 500 to 5,000 dollars per violation and certificate of occupancy revocation.
