In practice, buildable footprint on single-family lots is controlled by the district's minimum lot size, setbacks, required landscape strips, and zoning buffers (Sec. 405) rather than a percentage cap. The Cedar Grove overlay (Table 4-2) sets a maximum impervious surface of 70% for MIX-CGA developments and 60% for CUP-CGA. Large-scale retail developments must provide a minimum of 10% landscaped open space (Sec. 407.03(b)). Floodplain and stormwater regulations may further limit impervious coverage on a given site. Confirm whether any zoning condition, overlay, or subdivision covenant applies a coverage limit to your specific parcel.
Exceeding a district lot-coverage cap (where one applies) or required open-space/landscape minimums is a zoning violation reviewed by CDRA at permitting; non-compliant site plans are denied.
