Sec. 403.03(c) requires staggered front setbacks (minimum 5 feet) for detached single-family dwellings in certain districts (R-4, R-4A, R-5, R-6). Limited encroachments are allowed: architectural features such as eaves and chimneys may project up to 36 inches into a minimum yard (Sec. 403.03(e)(1)); attached porches, decks, or patios may extend up to 10 feet into a minimum front or rear yard (Sec. 403.03(e)(3)). Fences, walls, walkways, and similar features are permitted within required yards (Sec. 403.03(d)(1)). Multi-frontage and corner lots must meet a front yard along each right-of-way per Sec. 403.02(b).
Building within a required setback without a variance is a zoning violation; CDRA may issue stop-work orders, deny certificates of occupancy, and require removal. Variances are handled under Article 8.
