LNMC Table 3.2 (Sec. 9-1-33.1) sets minimum residential setbacks: front yards of 17 to 20 feet, side yards of 5 to 8 feet (10 feet adjacent to streets), and rear yards of 10 to 25 feet depending on the zoning district.
Under LNMC 9-1-33.1 Table 3.2, front-yard setbacks are 20 feet in RS-1 rural residential and 17 feet in RS-2 estate, RS-3/RS-4 single-family, and RA attached districts. Side-yard setbacks are 8 feet in RS-1 and RS-2, and 5 feet in RS-3 and RS-4, with a 10-foot minimum on the side adjacent to a street. Rear-yard setbacks are 25 feet in RS-1/RS-2, 15 feet in RS-3, and 10 feet in RS-4 and RA, increasing to 20 feet where a rear yard abuts a street. A side-entry garage front setback may be reduced to 10 feet for the garage portion. Setbacks are measured at a 90-degree angle to whichever of the lot line or ultimate right-of-way yields the greater setback (Sec. 9-1-33.5).
Structures encroaching into required setbacks are zoning violations; relief requires a minor adjustment or variance. Setbacks from 2:1 slopes over 10 feet high are additional (Sec. 9-1-33.6).
