Bossier City, LA Building Setbacks & Zoning: Structure Height Limits (2026)

Section 6.5 of the Unified Development Code requires "all structures... comply with the height requirements specified in the following table," except as Section 15.3 provides otherwise. R-A Residence-Agriculture, R-E Residential Estate and R-MD Medium Density each cap out at "3 stories or 45 ft., whichever is less." R-LD Low Density is held to "2 stories or 35 ft., whichever is less," the tightest residential limit in the table, while R-HD High Density permits up to "6 stories or 90 ft., whichever is less," by far the tallest residential allowance in the city.

Manufactured housing districts (R-MHP and R-MHS) are capped flatly at 35 feet with no story count. A footnote lets the R-LD maximum rise to 45 feet, but only if the owner gives up yard space: "each side and rear yard minimums are increased by 1 foot for each additional foot of height above 35 ft.," trading setback space for extra height rather than granting it for free. Commercial districts generally sit at 2 stories or 35 feet, lower than R-HD's residential allowance, except B-4 Downtown Business at a flat 35 feet with a two-story minimum facade requirement on structures fronting Barksdale Boulevard.
