Lenexa, KS Building Setbacks & Zoning: Structure Height Limits (2026)

Lenexa sets height inside each district's property development table in Article 4-1-B, not in a single citywide number. In the AG Agricultural District, Section 4-1-B-4 lists the maximum height as 35 feet for residential structures and 50 feet for agricultural structures. A farmhouse and a barn on the same AG parcel therefore have different ceilings.

In the R-1 and RP-1 Residential Single-Family districts, Section 4-1-B-6 sets the maximum height at 35 feet. The same table for those districts sets a minimum lot size of 8,000 square feet, a maximum density of 3.5 dwelling units per acre, a minimum lot depth of 115 feet, a street setback of 30 feet (20 feet from side streets), a minimum interior side setback of 7 feet, a minimum rear setback of 20 feet and minimum open space of 60 percent of the lot or district.

The 35 foot figure repeats across the rest of the low and medium density residential ladder: the RE and RP-E Residential Estate districts in Section 4-1-B-5, the RP-2 intermediate-density district in Section 4-1-B-7, the RP-3 medium high-density district in Section 4-1-B-8 and the RP-4 high-density district in Section 4-1-B-9 each list a maximum height of 35 feet. The exception is the RP-5 high-rise, high-density district in Section 4-1-B-10, which lists a maximum height of 48 feet.

The planned districts add a layer. In the RP-1 district, development is also subject to the planned development standards of Section 4-1-B-27, and those standards prevail where no minimum or maximum property development standard is specified. Nonresidential uses in these residential districts, other than permitted accessory structures, fall under the minimum standards for the CP-O Planned General Office district. Any structure at an aviation field or airport cannot exceed the height for its district unless federal law or state statute requires otherwise.

Building plans are reviewed by the Community Development Department before construction.
