Weston Code of Ordinances Chapter 86 sets strict siting rules for Adult Entertainment Establishments, a category that includes adult bookstores, adult theaters, adult dancing establishments, domination/submission parlors, adult motels and encounter/modeling studios. Under section 86.01(B), no such use may locate within 1,000 feet of another Adult Entertainment Establishment, or of a church, public or private school, day care center, hospital, government-occupied building, library or post office, and none may locate within 500 feet of a residentially zoned district. Distances are measured along a straight airline route from the nearest property line, and an applicant must furnish a survey sealed by a Florida-licensed Professional Surveyor and Mapper to demonstrate compliance.

Section 86.01(B)(4) forecloses any variance from these location standards. Beyond siting, section 86.31(A) bars operation without a City-issued Adult Entertainment license, and section 86.31(B) limits licenses to defined classifications (bookstore/video store, dancing establishment, domination/submission parlor, motion picture theater/motel, encounter studio, massage establishment, or other adult use). Under section 86.35(B), licenses run annually from October 1 through September 30, with prorated fees for mid-year issuance and renewal penalties of 10% in October and an added 5% in November for late renewal under section 86.35(D)(3). The City Commission sets annual license fee amounts by resolution under section 86.35(F). Zoning approval must also be obtained before any license application is approved, per section 86.30.
