Vineland, NJ Business Licensing & Operations: Auto Repair on Residential Property (2026)

Vineland's zoning code has no separate license or category for home-based auto repair; any such operation is instead measured against the same six-part home occupation test in § 425-305L that governs every home business. Two of those standards make vehicle repair especially hard to run legally from a house: subsection (5) bars any retail sales of products to the public, which rules out selling parts, fluids or accessories on site, and subsection (6) requires the home occupation to be free from objectionable odors, fumes, dirt, vibration and noise, standards that a repair bay generating solvent fumes, exhaust, metal grinding vibration or compressor noise would struggle to satisfy.

The same section also caps the operation at 25% of the home's square footage (subsection (1)), bars deliveries by articulated vehicles such as flatbed tow trucks (subsection (4)), and permits only a two-square-foot identification sign (subsection (2)), all while requiring two screened visitor parking spaces (subsection (3)). A resident who wants to operate a repair business would need a zoning permit from the Zoning Officer under § 425-307A and would have to demonstrate compliance with every one of these standards; failing the odor, fume, dirt, vibration or noise standard alone is enough for the Zoning Officer to deny or revoke the permit, since § 425-305L sets that condition without exception.
