Density Bonus Law

Unincorporated Barrow County lets an open space subdivision build more homes than the base zoning density allows if the developer sets aside extra common open space. Section 89-465(a) and Table 5.2 add a density bonus on a sliding scale, from 0.10 extra dwellings per acre at 20 to 24 percent open space up to 0.50 extra dwellings per acre at 45 percent or more.

Barrow County's Destination 211 Overlay imposes downtown-style streetscape and building design standards, not on Winder's historic downtown, but on a mapped corridor of unincorporated land along Highway 211/124 near Braselton the county wants built to look and feel like one. New roads must meet Type A or Type B streetscape standards, driveways along those roads must stay at least 275 feet apart, and sidewalk cross slopes cannot exceed three percent.
