Setback Rules

Table 04.100B under Sec. 32-262 fixes the minimum street, side and rear yard setbacks by zoning district in unincorporated Granville County. Every district carries a 50-foot street yard, side yards run from zero feet in General Industrial up to 25 feet on large agricultural lots, and rear yards range from zero feet in General Industrial to 50 feet on two-acre agricultural and residential lots.

Structure Height Limits

Sec. 32-262(d) and Table 04.100B cap most buildings in unincorporated Granville County at 35 feet, with no height limit at all in the Prime Industrial (I-1) or General Industrial (I-2) districts. Church spires, flagpoles, transmission towers and similar unoccupied structures can reach 80 feet, and amateur radio or citizen-band antenna towers can reach 90 feet, but only with an approved minor special use permit.
