Beaumont, CA Fence Regulations: Height Limits (2026)

Section 17.11.080(D) of the Beaumont Municipal Code sets the height rules for fences and walls in the City of Beaumont, California. The base rule lets a fence or wall sit on a property line in any zone at a maximum of six feet, measured from the ground level immediately abutting the fence at its highest point. Four exceptions follow.

First, no fence taller than three and one-half feet (42 inches) can be placed in the required front yard, along either the front or the side property line. Second, on corner lots the height cannot exceed 42 inches within an area defined on both intersecting streets by a 45-degree angle taken through the corner of the building at the point where the structure is closest to the intersection. Third, in residential zones fencing in the front yard area is limited to 42 inches, either along the front or side property line, in the required front yard or the closest projection of the front of the residence, whichever is greater. Fourth, in manufacturing zones a fence up to eight feet can be erected at or near property lines, but in any yard abutting a public street the limit is six feet within a five foot setback area from the street.

Older fences get a phase-out schedule. Section 17.11.080(C) requires every fence built before the ordinance that does not conform to be removed, altered or replaced, and Table 17.11-1 sets the period by value: $100.00 or less has 90 days, $100.01 to $200.00 has 6 months, $650.01 to $1,000.00 has 3 years, and $10,000.01 or more has 10 years. The building official sets the value after consulting the fence owner or installer, using book value. Height disputes go to the Community Development Director, who must ascertain the facts and write findings under § 17.02.130(B). A building permit cannot issue for work that violates Title 17, and the applicant can appeal a denial to the Planning Commission under § 17.11.060(B).
