Full Breakdown

The Surprise zoning code establishes fence height limits by location on the property. Front yard fences are limited to 3 feet to maintain neighborhood aesthetics and sight lines. Side and rear yard fences may be up to 6 feet. Corner lots must maintain sight visibility triangles at intersections, typically keeping fences and vegetation below 3 feet within the triangle area. Fences on corner lots along the street-facing side yard follow front yard height limits. Fences do not require a building permit in most cases unless they exceed height limits or include masonry construction. Many Surprise master-planned communities (Marley Park, Surprise Farms, Asante) have CC&Rs specifying fence materials, colors, and heights. HOA architectural review may be required before installation. Contact Community Development at (623) 222-1200.

Violations & Fines

Fences exceeding height limits without a variance receive code enforcement citations. Corner lot sight triangle violations are safety issues requiring prompt correction. HOA violations are enforced separately through the association.
