Wyandotte County, KS Fence Regulations: Neighbor Fence Rules (2026)

Section 8-224 sits in Division 2 of chapter 8's fence article, which governs fences in any residential district (any district carrying an "R" designation), and it limits the materials a fence may use, wood, masonry, or open metal construction, while flatly barring any part of the fence from being built on the adjoining property. Section 8-222 requires every residential fence to either meet this division's standards or the fence requirements of chapter 27, article VIII, division 10 of the zoning code. Section 8-223 sets the height and placement a homeowner can build to without crossing onto a neighbor's land: an open fence up to four feet is allowed anywhere on the owner's own property outside the sight-distance triangle, and a fence up to six feet is allowed from the front building line back to the rear property line and across it, again only on the owner's own lot.

Section 8-225 additionally bans barbed wire, sharp-pointed fencing, and electrically charged fencing in these residential districts. A fence over six feet needs a construction permit from the building official under Section 8-196, with the application describing the property's legal description and the fence's plans and specifications, and Section 8-197 requires every fence to be kept in good repair, vertical, and, if wood or metal, painted, stained, or sealed against weathering.
