Utah Code ยง15A-5-202 and the International Residential Code adopted in Sandy require working smoke alarms in every bedroom, outside each sleeping area, and on every level. Homes built or substantially remodeled after 2015 require interconnected, hardwired alarms with battery backup.
Sandy enforces smoke-alarm requirements through the Utah IRC (ยงR314). New construction and additions require hardwired, interconnected smoke alarms with 10-year sealed batteries in every bedroom, the hallway outside each sleeping area, and on every floor including basements. Older homes are grandfathered with battery-operated alarms but must still have working units in all required locations. Rental units must have functional alarms tested at each tenant change โ landlord liability under Utah Code ยง57-22-4. Carbon monoxide alarms are required outside sleeping areas in homes with fuel-burning appliances or attached garages. Sandy Fire Department provides free smoke alarms and installation for qualifying residents.
Missing/non-working alarm: $100-$500 per unit. Landlord non-compliance: tenant remedies under Utah Fit Premises Act ยง57-22. Rental license revocation for repeat violations.
