West Jordan enforces IRC Section R314 through Title 15 building code adoption. Requirements: smoke detectors in every bedroom, in hallways outside sleeping areas, and on each floor including basements; new construction and major remodels (after 2011) require hardwired 120V interconnected devices with battery backup; existing homes may use battery-only detectors meeting UL 217; combination smoke/carbon monoxide detectors required outside bedrooms when fuel-burning appliances or attached garages are present per IRC R315 (CO detectors). Landlords are required by Utah Code ยง15A-5-204 and the Utah Fit Premises Act (ยง57-22-4) to provide working detectors at tenancy start and replace batteries on written request. West Jordan Fire Department provides free smoke alarms to low-income residents through community risk reduction program.
Rental without working detector: Utah Fit Premises Act violation, tenant may sue for damages. New construction without hardwired detectors: no CO; $500+ fine under building code enforcement.
