Fresno Citywide Development Code Section 15-2735(E) requires that the residential appearance of the unit be maintained and that no exterior indication of a home occupation is permitted, effectively prohibiting any business sign on the property. Section 15-2735(G) refers signage to Article 26, Signs, but the no-exterior-indication standard means home-occupation signs are not allowed.
Fresno regulates home-occupation signage through the residential-appearance standard of Section 15-2735(E), which states that the residential appearance of the unit within which the home occupation is conducted shall be maintained and that no exterior indication of a home occupation is permitted. The City's official Home Occupation Zone Clearance form likewise advises operators that no exterior indication of the business is allowed. Section 15-2735(G), Signage, refers to Article 26, Signs, for general sign regulation, but because Article 26's residential sign categories do not authorize commercial home-occupation signs and the section itself bars any exterior indication of the business, free-standing yard signs, window signs, wall signs, banners, and illuminated signs advertising a home occupation are effectively prohibited. This is among the more restrictive home-occupation signage standards: the home must continue to look like an ordinary residence from the public right-of-way, with no nameplate or advertising visible from outside.
Displaying any exterior sign or other outward indication of a home occupation violates FMC 15-2735(E). Under FMC 15-6305 it is a Development Code violation chargeable as a misdemeanor or infraction, with each day a separate offense, and the prohibited sign or use is declared a public nuisance subject to abatement under FMC 15-6304 and 15-6307.
