Lower Merion, PA Home Business: Signage Rules (2026)

The Zoning Code's sign type table, Table 9.2, item P, is dedicated specifically to the Home Occupation Sign, described as a sign advertising a home business. The table sets no height or copy-height maximum, but limits the number to one sign per parcel and caps the sign area at 1 square foot, the smallest area allowance of any sign type in the table (for comparison, a security or warning sign gets the same 1-square-foot cap while most commercial wall or freestanding signs run from 15 to 65 square feet).

Subsection (1) of the regulations carves out a narrow exception: a historic home occupation, meaning a home business operated from a designated Class 1 or Class 2 historic resource, is limited to 2 square feet of sign area instead of 1. This sign allowance connects directly to the home occupation use standards in § 155-10.1.A(2)(a)(5), which state that no sign may be displayed for a home occupation except as described in Article IX, Sign Standards, meaning the 1-square-foot (or 2-square-foot historic) cap is the entire allowance; a home business cannot supplement it with banners, window signs, or additional freestanding signage beyond the general exemptions.
