Menifee Development Code Ch 9.255 (Development Standards) allows only ONE unlighted identification sign for a home occupation, not to exceed 2 square feet in area, and the sign may not be placed within 10 feet of the public right-of-way. Lighted signs, banners, freestanding signs, sandwich boards, window signs advertising the business, and any commercial signage that would alter the residential appearance of the dwelling are prohibited.
Per the Development Standards of MMC §9.255.040, 'no signs other than one unlighted identification sign, not more than 2 square feet in area' are permitted on premises used for home occupation, and the sign may not be placed within 10 feet of the right-of-way. The intent is to preserve the residential character of the neighborhood — the business activity must be incidental to the residential use. The general sign chapter of Title 9 (Development Code) prohibits off-premise signage and most temporary commercial signs in residential zones. Vehicle signage on a single resident-driven vehicle parked at the home is generally tolerated, but commercial trucks with signage that exceed the §9.255.040 vehicle-size limits (more than 2 axles or 20 ft) may not be parked at the residence.
An oversized, lighted, or improperly placed home-occupation sign violates §9.255.040 and the Title 9 sign regulations and is subject to abatement and code-enforcement fines.
