Old Bridge, NJ Home Business: Signage Rules (2026)

Section 250-41P treats a home business as a conditional use permitted in every zone of the Township, provided the operation stays behind closed doors. The space used for the business cannot exceed the lesser of 20% of the dwelling unit's gross floor area or 500 square feet, and only the residents of the home may run it, with no more than two non-resident employees. No products can be displayed where they are visible from the street, no occupational sound can be heard outside the building, and the business cannot use, handle or store hazardous materials.

On signage specifically, § 250-41P(10) allows no exterior evidence of the business other than a single nameplate sign identifying it, capped at one square foot, which may be attached to the house or freestanding, and which must sit back at least 15 feet from the street right-of-way. The house itself cannot be altered to look commercial, ruling out storefront-style construction, oversized garage doors or exposed cinder block. A home business is also capped at five off-street parking spaces, including the residents' own vehicles, and that parking must be screened from the street by hedging, landscaping or fencing.

The Township's separate home professional office category, § 250-41Q, carries the identical one-square-foot, 15-foot-setback nameplate sign rule, but allows a larger 40%-of-floor-area or 800-square-foot space. A general sign permit costs $22 per sign plus a $22 annual renewal, per § 250-104J of the fee schedule.
