Glynn County, GA Home Business: Zoning & Home Occupation Permits (2026)

Section 608.1 of the Glynn County Zoning Ordinance permits a home occupation, defined in Section 302 as an occupation conducted within a dwelling for pecuniary gain by resident family members, in any residential zoning district, subject to a list of operating conditions. The business can employ no one at the site besides family members residing there, though it may employ people who work off-site; it must fit entirely within the principal building or a non-habitable accessory building and use no more than 25 percent of the principal building's total floor area; and it cannot alter the home's exterior appearance, create disturbing noise, vibration, smoke, dust, odor, heat, glare, or traffic hazards, or create an unhealthy or unsightly condition.

Physicians, dentists, and other medical professionals operating as home occupations must also get their sanitary facilities approved by the Glynn County Board of Health. All home occupations must meet Section 611's off-street parking standards, and the Planning and Zoning Department can require the property owner to submit a plan of how much space and parking the business uses, though no more than once a year. Non-family employees are capped at parking no more than two vehicles under 10,000 pounds gross vehicle weight, both on-site and in the surrounding residential streets. Supplies and equipment must stay within the site's setbacks and out of the front yard, with buffer fencing required to screen storage unless the lot exceeds an acre; deliveries by anything larger than a single rear-axle van are barred, and no deliveries at all between 9:00 p.m. and 7:00 a.m. Home occupations operating continuously since before October 3, 1996 for at least ten years may continue regardless of who lives there.
