Grand Junction, CO Home Business: Zoning & Home Occupation Permits (2026)

Grand Junction's zoning code lets residents run a home occupation under GJMC § 21.04.040(e)(2)(iii), covering everything from craft work to daycare, but it caps how commercial the use can become. Applicability standards exempt light activities like solo artists, jewelry or pottery makers, home offices with no client visits, and answering services from the full rulebook, but any listed home occupation, daycare or other business, is allowed only in line with Table 21.04-2, the Accessory Use Table. For every home occupation that isn't exempt, the Requirements and Restrictions in subsection (C) apply unless the Director waives them: the business must be operated by a full-time resident of the property, and the operation cannot employ nonresident workers unless the Director finds minimal impact on surrounding properties, in which case one additional nonresident employee is allowed.

Floor area is capped at 25% of the gross floor area of the dwelling and all accessory buildings combined, so a home business cannot take over the house. The use must stay incidental and subordinate to the residential use, cannot add structural or decorative changes that alter the home's residential character, and outdoor storage of goods, including flammable or combustible materials beyond normal household use, is prohibited. Parking must be provided without creating a hazard or street congestion, and deliveries are restricted to normal residential hours between 8:00 a.m. and 8:00 p.m., Monday through Saturday, and must not block traffic.

If the Director finds a home occupation dangerous or unsafe, the Director can order it made safe or terminated, and enforcement costs are billed to the property owner as a zoning violation under GJMC Chapter 21.13.
