Grand Junction, CO Parking Rules: RV & Boat Parking (2026)

Grand Junction's accessory-use standards at GJMC § 21.04.040(e)(3)(iii) set the rules for where recreational vehicles, trailers, and boats can sit on residential property and how they may be used once parked there. Subsection (A) requires that in a Residential zone district, these vehicles be stored inside an enclosed building, in the rear yard, or behind the front setback line in a side yard, ruling out the front yard and the street-facing side yard of a corner lot; only one recreational vehicle per lot gets the benefit of the Code's living-use allowance.

Subsection (B) permits someone to sleep, live, or keep house in a recreational vehicle parked somewhere not zoned and approved for that use, such as a residential driveway, for no more than two weeks total in any rolling twelve-month period. Subsection (C) closes the obvious gap: nobody may live, sleep, or housekeep in an RV parked on a public street, in a public or private parking lot, or on a vacant lot, no matter how briefly. Subsection (D) adds a separate parking-duration limit, barring any recreational or commercial vehicle from sitting on a public street or a public or private parking lot for more than 72 consecutive hours, whether or not anyone is living in it.

A related right-of-way rule at GJMC § 21.05.100(c) separately bars parking an RV in the right-of-way or on a vacant lot beyond 72 hours. Community Development enforces the storage-location and living-use standards; Grand Junction Police typically handle street-parking-duration complaints.
