Simi Valley allows home-based businesses in residential zones through a home occupation permit process. Businesses must be clearly incidental to the residential use and comply with restrictions on signage, employees, traffic, and storage.
The Simi Valley Development Code permits home occupations in residential zones subject to a home occupation permit from the Community Development Department. The business must be conducted entirely within the dwelling or an attached garage and may not occupy more than 25% of the floor area. No external indication of the business is permitted other than a small nameplate (typically 1 square foot or less). Only members of the household residing at the address may be employed in the business. Client visits must be by appointment only, with no more than 8 per day. No retail sales from the premises are permitted. The home occupation must not generate noise, odor, vibration, or traffic beyond what is normal for the neighborhood.
Operating a home business without a permit or exceeding permit conditions results in Code Enforcement action. First offense is a written notice to comply within 30 days. Continued violations result in fines starting at $100 per day and potential revocation of the business license.
