Royal Oak, MI Parking Rules: Commercial & Oversized Vehicles (2026)

Royal Oak regulates commercial vehicle parking in residential neighborhoods through two coordinated sections. The zoning standard, § 770-28, applies in districts zoned One-Family, Two-Family or Multiple-Family Residential: for each dwelling unit on a lot, not more than one commercial vehicle, owned by an occupant, and weighing fully equipped no more than 6,000 pounds, may be parked on the premises. A second, older provision, § 484-18 in the Public Nuisances chapter, adds site placement rules: no commercial vehicle may be parked or stored in the required front yard of any residentially zoned lot, and on a corner lot, a commercial vehicle parked within 25 feet of the side common lot line cannot sit closer to the side street than the least required front yard depth along that street.

Section 484-18 also bars parking, storing or operating a commercial motor vehicle on residential property in a manner that causes material annoyance, inconvenience or discomfort to others through noise, fumes or similar circumstances. Together the two sections mean a resident may keep one qualifying work truck or van in a side or rear yard, but a second commercial vehicle, an oversized truck over 6,000 pounds, or a vehicle parked in the front yard or idling with excessive noise or fumes is out of compliance. Community Development and the Police Department enforce both sections upon complaint or inspection.
