Omaha, NE Parking Rules: Driveway Rules (2026)

Under the zoning code, parking outside an enclosed structure in a side yard, rear yard, or the required front-yard setback is allowed only on "a paved, hard-surfaced driveway or paved pad adjacent to the driveway." Front-yard parking additionally requires that side/rear yard space be unavailable or inaccessible, that enclosed parking be impossible, and that the vehicle park perpendicular to the curb without encroaching the right-of-way. A separate design-standards section requires off-street parking facilities generally to be surfaced with asphalt, concrete, brick, or another permanent hard material sufficient to prevent mud, dust, or loose material.
