Commerce City, CO Parking Rules: EV Charging (2026)

Sec. 21-7237, Computing Parking and Loading Requirements, lists eleven rules the city uses to work out how many parking and loading spaces a Commerce City development must provide, and paragraph (9) carves out electric vehicle charging stations: a parking space built and dedicated for EV charging does not count toward the site's maximum allowed parking. Commerce City caps how much parking a development can build under its general parking standards, so this exemption matters for a project sitting near its ceiling, since it lets a builder add EV charging capacity without tripping the maximum.

The same section's other computation rules apply alongside it: partial space totals always round down to the next whole space under paragraph 1, a lot with more than one use adds together the parking and loading required for every use on it under paragraph 2, and employee-based counts use the largest shift on the property, owners and managers included, under paragraph 5. Garage and carport space can be counted toward a residential lot's required off-street parking under paragraph 7, while any area set aside for shopping-cart storage cannot under paragraph 8.

None of these provisions require a Commerce City development to install EV charging, and the code does not set a minimum number of EV spaces; paragraph (9) only removes the disincentive of a maximum-parking count by exempting charging spaces that a developer chooses to build.
