Ankeny, IA Parking Rules: Loading Zones (2026)

Ankeny Code of Ordinances § 194.01(8) requires that, in any zoning district, every building erected after the Zoning Ordinance's effective date and occupied for manufacturing, storage, warehousing, goods display, retail sales, wholesale sales, or as a market, hotel, hospital, mortuary, laundry or dry cleaner, or any similarly delivery-dependent use, provide and maintain at least one off-street loading space on the same lot as the building. A second loading space is required for every additional 10,000 square feet, or major fraction of that area, of gross floor area devoted to such use, so a large warehouse must scale its loading capacity to its size rather than rely on a single dock.

The requirement sits in the same section of the Zoning Ordinance, § 194.01, that sets Ankeny's off-street parking standards, and like parking, loading space compliance is reviewed as part of the site plan the applicant submits before a building or occupancy permit issues. Section 194.01 does not set fixed loading dock hours; instead it fixes the number of dedicated loading spaces a delivery-dependent use must build and keep available on its own lot, separate from the customer parking counted under the parking table in § 194.01(1)(E).
