Full Breakdown

Subsection F of § 211-35 allows outdoor storage of an unoccupied recreational vehicle, motor home, travel trailer, camper or boat on single-family properties, but only if every condition in the subsection is met.

Placement and size. Storage cannot be closer than three feet to any side or rear lot line or 10 feet to any street line. The travel trailer, camper or boat cannot exceed 35 feet in length and eight feet in width.

Count and duration. Only one travel trailer or camper and no more than two boats and/or boat trailers can be stored outdoors in any required area on a single-family residential lot. Nothing stored under this subsection can remain in storage for longer than 12 consecutive months.

Use. Stored vehicles cannot be occupied, cannot have utility connections other than those required for vehicle maintenance, and cannot hold any nonrecreational material. Under F(7), no trailer, auto trailer, trailer coach, travel trailer or camper can serve as a dwelling or sleeping quarters or as space for the permanent conduct of a business. The exceptions are temporary residency while a damaged dwelling is replaced and a temporary construction office during construction, both requiring a temporary permit from the Building Inspector.

Related rules. F(6) bars a commercial vehicle with a gross vehicle weight of 7,000 pounds or greater from parking on the street or in a driveway in a residential zone, except to make deliveries or provide services to residents, with a carve-out for active construction sites. F(8) sends tractor trailers and commercial trailers to § 211-35Z, which prohibits storing a tractor trailer or commercial trailer, or a container of any kind, as a storage facility on any property in the Township. Separately, § 211-35BB governs motor vehicle parking in residential-zone yards: in a front or side yard only where no curb is installed or required at the street frontage, never in rear yards, and where curbing is installed or required, only within a designated driveway marked by a curb cut or within a garage.

Violations & Fines

Storage that misses any condition in § 211-35F is a violation of Chapter 211, punishable under § 211-36A by a fine of not less than $100 nor more than $1,250, imprisonment for up to 90 days, community service of not more than 90 days, or a combination set by the Municipal Court Judge. Each successive day is a separate offense. Under § 211-36B the violation is also subject to summary abatement by a restraining order or injunction.

Frequently Asked Questions

Can I sleep in a camper parked at my Stafford Township home?
No. Section 211-35F(5) says stored vehicles shall not be occupied, and F(7) bars any trailer, travel trailer or camper from use as a dwelling or sleeping quarters. The only exceptions are temporary residency replacing a damaged dwelling unit and a temporary construction office, and both need a temporary permit from the Building Inspector.
How many boats and campers can I store on my lot?
Under § 211-35F(3), only one travel trailer or camper and no more than two boats and/or boat trailers can be stored outdoors in any required area on a single-family residential lot. Each travel trailer, camper or boat has to stay within 35 feet in length and eight feet in width.
How long can a camper or boat stay in storage?
No travel trailer, camper or boat stored under § 211-35F can remain in storage for longer than 12 consecutive months, per F(4). The storage also has to keep three feet from any side or rear lot line and 10 feet from any street line, and the vehicle cannot hold nonrecreational material.
Can I park a work truck in my driveway?
Section 211-35F(6) bars a commercial vehicle with a gross vehicle weight of 7,000 pounds or greater from parking on the street or in a driveway in any residential zone, except to make deliveries or provide services to residents. Vehicles of that weight engaged in construction can be parked or stored on an active construction site in a residential zone.
