Under Portland Zoning Code Chapter 33.207, a Type A Accessory Short-Term Rental permit is the standard permit for single-family and duplex situations. The host must occupy the home as their primary residence at least 270 nights each calendar year, may rent at most two bedrooms (up to five bedrooms with a Type B conditional use permit), and the rental is meant to be a true home share. Hosts may temporarily leave during a guest stay, but a non-host-occupied calendar year violates the permit. Annual inspection, smoke and CO alarms, and neighbor notification within 150 feet are required.
Operating a Type A short-term rental without occupying the dwelling 270 nights per year exposes hosts to permit revocation, fines up to $1,500 per violation, platform delisting, and assessed Transient Lodging Tax on illegal nights.
