Since August 2023, Chandler has required all STR operators to obtain a license with a separate application for each rental property. Operators must maintain liability insurance coverage as a license condition. The licensing process includes submitting proof of insurance, property ownership documentation, and emergency contact information. All STR operators must also obtain a city Transaction Privilege Tax (TPT) license. Notifications must be sent to nearby residents before beginning STR operations. The license must be maintained in good standing with current insurance at all times.
Operating an STR without a license or without required insurance can result in fines and enforcement action. License revocation may occur for repeated non-compliance.
