Every Jersey City STR must carry at least $500,000 in liability insurance, or confirm the platform provides equivalent coverage. Proof is required at permit application under Chapter 255.
Chapter 255 of the Jersey City Municipal Code requires all short-term rental operators to maintain liability insurance in an amount not less than 500,000 dollars covering bodily injury and property damage arising from the STR use. The insurance must specifically acknowledge the short-term rental activity; standard homeowners or renters policies typically exclude commercial lodging use and are not sufficient on their own. Operators may satisfy the requirement by carrying a dedicated STR or home-sharing endorsement, by purchasing a commercial general liability policy, or by confirming in writing that a hosting platform such as Airbnb or Vrbo provides at least the equivalent coverage. Proof of insurance must be submitted with the initial permit application to the Division of Housing Code Enforcement and must be updated whenever the policy renews. Condominiums and cooperatives often impose additional insurance and declaration requirements, and HOA rules may prohibit STR use altogether regardless of city permit eligibility.
Operating without required insurance is grounds for denial or revocation of the STR permit and for municipal fines. Claims arising from uninsured STR activity can expose hosts to personal liability far exceeding the ordinance minimum.
