The City's published STR rules (RMC Ch. 5.22, adopted via Ordinance No. 1118) cap overnight occupancy at six (6) people OR two (2) people per bedroom, whichever is greater. Daytime visitors are allowed only until 10 p.m.; after 10 p.m. the count must drop to the permitted limit. The permittee cannot rent to anyone under age 21, and the renter must be the actual occupant (no third-party event-only bookings). The permittee also may not simultaneously rent both the primary dwelling and an accessory dwelling unit (ADU) on the same parcel as separate STRs, and may not allow any 'special event' that would otherwise require a city permit.
Exceeding occupancy, renting to a person under 21, or hosting an unpermitted special event are grounds for permit suspension or revocation under RMC 5.22 and may trigger Disturbance Call Back Cost Recovery under RMC Ch. 9.40.
