Las Cruces, NM Short-Term Rentals: Short-Term Rental Parking Rules (2026)

Sec. 16-508(f) requires the operator of any short-term rental to provide off-street parking onsite, whether through a garage, a parking shelter, or driveway space. Where off-street parking is not physically possible, the provision does not exempt the operator outright; instead it shifts the duty to guest management, requiring the operator to advise renters of appropriate parking locations that will not affect traffic, roadways, or the peaceful enjoyment of the area by adjacent residents. The same subsection gives the operator an affirmative right to restrict the number of vehicles allowed at the rental premises, which lets hosts cap guest cars as a way of controlling overflow onto the street.

Any vehicle that does end up parked on the public street must still conform to the city's other parking regulations, and the ordinance expressly gives priority to adjacent residents when a conflict arises between a short-term rental's guests and the neighborhood over on-street spaces. Like the rest of the Short-Term Rental Ordinance, the parking requirement was adopted December 15, 2025 by Ordinance No. 3103, took effect January 1, 2026, and became enforceable July 1, 2026 under Sec. 16-510, giving hosts a runway to arrange parking plans before citations could issue.
