Smyrna, GA Short-Term Rentals: Short-Term Rental Parking Rules (2026)

Parking for short-term rentals is set by section 22-348 of the Smyrna Code of Ordinances, and the rule has four moving parts. First, section 22-345(a)(5) requires the license application to state the number and location of parking spaces allotted to the premises. Second, section 22-348(a)(4) requires the legible copy of the short-term rental license, posted within the unit, to state the maximum number of vehicles that may be parked at the unit, alongside the agent's contact information, the license number and the maximum occupancy.

Third, section 22-348(f) governs where the vehicles go. Parked vehicles shall not be parked on the city right-of-way or along any roadways at any time. Vehicles shall be parked outdoors on the property only on designated hard surfaced areas with concrete or asphalt surfacing, and are not permitted outside those hard-surfaced areas. The printed shorthand is that there is no parking in yards or neighbor's properties. The ban on roadways has no hour limit, so it applies around the clock, on every day the unit is rented.

Fourth, section 22-348(b)(3) makes parking part of advertising. All marketing and advertising for a short-term rental unit must contain information concerning the maximum parking available on the property. Advertising for more than the allowable parking is prima facie evidence of a violation of the Code, and failing to include the maximum parking availability is also prima facie evidence of a violation.

The owner and agent carry the compliance duty: the agent monitors the unit for compliance under section 22-346(b)(5) and must appear on the premises when the city reports issues under section 22-346(b)(3).
