Bloomfield, NJ Short-Term Rentals: Taxes & Fees (2026)

The money rules sit in § 433-3 of the Bloomfield Township Code, adopted by the Township Council in Ord. No. 22-37 and administered through the Fire Department. Section 433-3C requires the owner, or an agent acting for the owner, to submit the permit application to the Fire Department with an annual application and registration fee of $250. The fee is nonrefundable, including when the application is denied, and it also covers the fee for the rental certificate of habitability application.

Renewal works on the anniversary of the original permit issuance. Under § 433-3F, the owner submits a short-term rental permit application and a rental certificate of habitability application, the property is inspected, and a renewal registration fee of $250 is paid. Section 433-4A repeats that applicants submit the application on an annual basis with the nonrefundable fee set in § 433-3.

Two events restart the first-time fee. Section 433-3G says the permit expires automatically when the property changes ownership, so a new owner who intends to rent short-term pays a new initial application and first-time registration fee. A new application and first-time fee are also required for any short-term rental whose permit was revoked or suspended.

Other money conditions attach to eligibility rather than to the fee. Under § 433-3A(3) and § 433-6L, the owner must be current with all Township taxes and water and sewer charges assessed to the property before a permit issues, and § 433-6M requires that all fines or penalties from the Bloomfield Municipal Court for past code violations relating to the property, including penalties for failure to appear, be satisfied in full. The fee schedule within Chapter 433 prints one charge, the $250 registration fee, and sets no per-night rate.
